This combined reservation includes the entire second- and third-floor guest accommodations, making it a great option for larger families, groups, business travelers, wedding guests, extended stays, and relocations. Together, the two apartments offer four sleeping areas, two full kitchens, two bathrooms, multiple living spaces, dining areas, and the flexibility for guests to gather together or enjoy time on their own. Second-Floor Apartment The second floor offers spacious, comfortable living with historic character and modern conveniences. It includes: King bed Full-size bed Large living room with sectional sofa Full dining room Fully equipped kitchen with dishwasher In-unit washer and dryer Wi-Fi and TV Premium linens Generous living and gathering space This floor is especially well suited for shared meals and time together, with a full dining room and larger common living area. Third-Floor Apartment The private third-floor apartment is approximately 740 sq. ft. and has a more intimate, loft-like feel. It includes: King bed Queen bed Twin daybed Eat-in kitchen Wi-Fi and TV Bamboo linens Compact full bathroom with separate dressing area Distinctive Victorian architectural details, including angles, arches and rooflines The third-floor kitchen is compact and designed for everyday cooking. Dining seating is currently available for four guests, with a small table for two and two additional counter stools. Please Know Before Booking This is a historic Victorian home with stairs and architectural character rather than a modern hotel-style property. The third-floor apartment requires stair access. Guests first climb approximately 15 outdoor steps to the private guest entrance, followed by approximately 18 indoor steps, separated by landings, to reach the third floor. There is no elevator. The third-floor bathroom is compact, and some rooms have angled ceilings and architectural lines typical of the upper floor of a Victorian home. Air conditioning is provided by individual window units rather than central air. These units cool the apartments effectively, but some normal operating sound should be expected. A Distinctive Garden Setting The property has a landscaped garden rather than a traditional front lawn. The garden includes established and native-style plantings and is part of the character of the property. Location The home is ideally located for enjoying Montclair and visiting New York City. Guests can walk to nearby restaurants, cafés, shops, grocery stores, cultural attractions, and public transportation. Midtown Manhattan is approximately 30 minutes away by train. Hosting Style I live on the premises and am available if guests need assistance, while also respecting their privacy and independence. I prepare the apartments the way I would want to find a place when traveling myself: clean, comfortable, welcoming, and cared for with kindness and attention. The combined second- and third-floor reservation is especially well suited for groups who want to stay close together while still having the benefit of two kitchens, two bathrooms, separate living areas, and room to spread out.

Stairs and Access This is a historic Victorian home with multiple levels and no elevator. Guests access the property by approximately 15 outdoor steps. The second-floor apartment is reached by interior stairs, and the third-floor apartment requires an additional flight of approximately 18 indoor steps separated by landings. Please consider the stair access carefully if anyone in your group has mobility limitations, is traveling with heavy luggage, or prefers accommodations without stairs. Air Conditioning The home does not have central air conditioning. Cooling is provided by individual window air-conditioning units. They cool the apartments effectively, but guests should expect some normal operating sound while the units are running. Heating The home is heated by a traditional radiator system controlled by one central thermostat, which I manage. As is common with radiator heat in older homes, guests may occasionally hear normal steam or radiator sounds. Temperatures can also vary somewhat from room to room, so one space may sometimes feel warmer or cooler than another. I do my best to accommodate temperature preferences whenever possible. During cooler months, space heaters are available for guests who prefer a warmer room. I typically lower the heat somewhat in the evening to support a more comfortable sleeping environment, but please let me know if you need an adjustment and I will do my best to accommodate you. Historic Home Features Because this is a Victorian home, some spaces—particularly on the third floor—have architectural angles, arches, rooflines, and room proportions that are different from modern construction. The third-floor bathroom is also compact. Please review the photos carefully so you are comfortable with the layout and style before booking. Dogs on the Property My two rescue dogs live with me on the property. They are generally well supervised and are not allowed to bark continuously, but guests may occasionally hear them respond to outside sounds. They sometimes join in when they hear fire engines or ambulance sirens, although I redirect them quickly. If occasional dog sounds would significantly disturb your stay, this property may not be the best match for you. Private Areas The gated backyard and front porch are private areas and are not available for guest access at any time. Please do not enter through the backyard gates or come onto the front porch, as these areas are part of my private living space. Groceries and Arrival Convenience If you would like groceries available for your stay, you are welcome to place an online order and coordinate the delivery time with me. Depending on the arrangement, I may also be able to assist with receiving or putting away groceries before your arrival. Additional fees may apply for special requests or services. Coffee and Tea Please feel free to let me know your preferences for morning coffee or tea, including milk or cream, and I will do my best to help make your arrival comfortable.

Neighborhood
Montclair is a pretty cool town where I have been blessed to live since 1997. It is close to New York City and about an hour to the beach. There are over 200 restaurants, a theatre, museum, and many things to do. There is a farmer's market right down the street on Saturdays and many things are in walking distance. There is always something going on in the community.
Guest Access
You may use the second or third floor, and parking. Because the porch wraps around my apartment and I do work there, it is not open for anytime use, however, I am happy to have you join me if you see me out there or if you want to use it, just ask. There is a grill you can use for cooking outside. Just ask. The yard is not available as my dogs are in and out. However, if you would like to sit outside, just let me know and I can likely accommodate your request.

Many things are in walking distance. The Walnut Street train station to NYC is down the street in a 10-15 minute walk. You can be in Midtown Manhattan in under 30 minutes. Of course Uber and Lyft are readily available.
